A 24x48 porcelain tile will show every high and low spot in a floor, so we straightedge the substrate and flatten it before setting anything. Back-buttering and leveling clips handle the rest. Skipping the flattening step is why so many large-format floors end up with visible lippage at the edges.
For hardwood, Edmond's newer construction is largely slab-on-grade, which points toward engineered wood over solid. Engineered handles the moisture behavior of a slab and Oklahoma's humidity swings far better, and modern wear layers are thick enough to refinish if you ever want to.
